A Building Energy Rating or BER is similar to the energy label on a fridge with a scale of A to G. A-rated homes are the most energy efficient and G-rated ones are the least efficient. Along with a BER Certificate, we will also provide you with an Advisory Report, which will help you to identify ways of improving the energy performance of your home. BERC will provide an independent registered BER Assessor who has been trained under the National Framework of Qualifications and is registered with Sustainable Energy Ireland (SEI).
We provide three options for owners of existing dwellings, as follows:
Option 1 – BER Certificate
Owner of existing dwellings may choose this option in the following situations:
- If they are offering their dwelling for sale or rent – from 1 January 2009, all existing dwellings offered for sale or rent must have a BER Certificate.
- If they would like to assess their dwelling from an energy efficiency point of view and to compare it to more recently constructed dwellings.

Option 2 – Energy Saving Home Audit:
One of our most popular services, this option caters for homeowners who want to reduce their energy bills and energy-proof their house for the future, but who don’t intend putting their house on the market for sale or rent; in this case, a BER certificate is not required by law.
This service includes:
- detailed advice which will examine fuel costs over the last year;
- an assessment of the house to identify problems leading to energy loss and evaluate all findings which will suggest low, mid and high-cost solutions to suit all budgets. The advice will focus on:
- (a) current fuel spending;
- (b) existing insulation standards with suggested improvements;
- (c) infra-red thermal images identifying insulation inconsistencies;
- (d) air leaks identified at doors and windows, using an ultrasonic leak detection device;
- (e) efficiency and control of space and water heating;
- (f) possible renewable technologies, if appropriate.
- At the end of the survey we will sit down with you and demonstrate, with the aid of of infr-red images on our laptop and other means, where your problems are and your most cost effective means of remedying them.
