Why a BER for a non-domestic building?

  • New buildings other than dwellings, where planning permission has been applied for on or after 1st July 2008, must secure a Provisional Certificate and report if sold or rented off plan and will require a BER Certificate and report before such building is occupied for the first time.
  • A BER certificate exemption will apply to such new buildings where planning permission was applied for on or before the 30th June 2008 and where substantial work has been completed by the 30th June 2010 except where a building is offered for a second sale or subsequent letting.
  • From the 1st January 2009 all existing buildings of any class offered for sale or letting will require a BER Certificate
  • Any person or person acting on behalf of such person in offering for sale or letting (whether in writing or otherwise) must produce a printed copy of a BER certificate and advisory report of the related building to any other person expressing an interest in purchasing or taking a letting of the building and on demand, to the Building Control Authority.
  • From the 1st January 2009 any public body must secure and display a BER Certificate of the building it occupies in a prominent place and clearly visible to the public.

How is a BER obtained for a non-dwelling?

The issuing authority, Sustainable Energy Ireland (SEI) is currently producing the calculation procedure for calculating the energy consumption and Co2 emissions.
